SOME TRENDS WE SEE

The island has been much quieter over the past two weeks. It's nice to be able to drive with no traffic, isn't it? We thought we'd discuss very briefly some of the trends we have seen in Maui's Real Estate market this year. In no order:

 

Buyers are feeling powerful-Buyers know what they want and will wait for it. They are no longer concerned about "being priced out of the market."

 

Condition is key-Fixer-upper properties are lagging the rest of the market. Buyers want ease, not work.

 

New product is attractive-Buyers are loving new, especially those products that are maintenance or hassle free.

 

"Me Too" is a problem-Properties that don't offer something special, a huge view, a wonderful remodel, a unique location, are having to reduce prices. Too much inventory means too many units/homes just like yours in your neighborhood or complex.

 

Resorts doing better-The upscale resorts are getting better attention than the adjoining areas.
